Meet with NatalieRunning serviced accommodation properties isn’t easy. After all, it is more of a hospitality business than a property business. And even though running it can be hard, finding someone to run it for you can be even harder.
That is why we’ve put a step by step guide to help you find the right partner in not just supporting you to run your airbnb or serviced accommodation but to help you grow as well.

We’ve been in property management for around 14 years and in the last six years our service offering has evolved from houses in multiple occupation (HMOs) to exclusively handling serviced accommodation.
We always take investors through the numbers, providing an average nightly rate for their property size and location. We’ll follow this up with a detailed projection including any deductions for services or commissions, giving a projected average monthly and annual revenue for both peak and off-peak periods.
Our management services are charged at either 15% +VAT or 18% +VAT (depending on the service level you choose), calculated from the property's monthly bookings revenue. This fee covers the management of guest relations, bookings, managing the booking platforms, marketing, housekeeping, laundry management and also maintenance management. A one-time property onboarding fee also applies to get everything listed for launch on all major booking platforms and photography.
We can also assist in serviced accommodation property furnishing, set-up and staging where costs vary on the size and finish of the property.
If a property is underperforming, we have several strategies we can employ to nurture bookings, including but not limited to a pricing review and running booking promotions. Should these prove ineffective, and the property has remained empty for several months with no pickup in bookings, we’ll discuss the next steps with the investor.
Rest assured any damage will always be covered; the way that this happens will depend on the booking platform used by the guest. For example, with Airbnb, there is Air Cover, which means they will cover the cost of any damages for which we can provide evidence. For direct bookings (like those through booking.com), we use an external vetting service provided by Superhog, who provide comprehensive damage protection.
In addition to our team internally spot-checking new bookings, we also use the external services of Superhog to vet them. SuperHog will run various checks on the guest to avoid any fraudulent activity, stop problematic guests from booking and prevent potential parties. The guest will have to upload proof of identification and sign our guest's terms and conditions. Any concerning bookings will be cancelled based on the level of documentation provided by the guest.
For long-term bookings, we will send a housekeeper in every two weeks to check the property to ensure it’s still in great condition, there's no damage and the guests are following our house rules.
The frequency of cleans during this period will depend on what the guest is happy to pay for - and the terms of how many levels of clean that we're doing are based on what the guest wants. While all guests will pay for one clean at the end of the term as standard, during their stay they may opt to pay for an additional weekly or fortnightly clean.
You can relax knowing that we’ll take over the management of all housekeeping and turnovers of the cleans between guests. If there are any guest requests (like requesting additional towels or consumables), or any issues that crop up (like trouble accessing the property) our housekeepers will handle those.
